My husband and I travelled for a stressful 6 hours for our summer break. We didn’t know what we would find behind the green door. We were delighted to find a quirky cottage with wonderful views. Within 5 minutes we were at peace. The garden by the river was an oasis of calm, with the occasional boat and train to watch go by. Reedham is a lovely village where we walked daily watching the boats and sampling the local fish and chips. We walked through countryside to the local brewery and enjoyed the Norfolk cider. The weather was perfect every day.
Cormorant cottage had everything we needed and we settled in very quickly. The views from the upstairs lounge were beautiful as you can see a wider aspect of the river. We would love to return in the future and would recommend to those who want a relaxing break.
We had a lovely week at Cormorant Cottage 22nd June-29th June 2024. The weather couldnt have been better, in fact was too hot for us at times. The cottage is lovely and roomy, we sat in the conservatory most of the time when at the cottage. The stairs were a bit of a struggle for mum but she managed slowly, she didnt want to sleep downstairs. The view was amazing from the garden and also from the upstairs lounge. My husband fishes but found it a struggle due to the tidal river this time although he did catch a few fish, including bream. We visited North Walsham, Wroxham, Potter Heigham, Stalham, Ludham Bridge for an Ice cream and the Kings Arms at Ludham for a lovely carvery on Sunday, it also does a carvery on a Wednesday evening too. We also managed a couple of walks along the riverside at Reedham which is lovely, stopping for lunch at Clannells. The parking is a short walk away from the cottage as it is in a narrow lane so cannot park outside. It wasnt too much of a problem as my husband fetched the car and either met us at the cottage or we walked to the end of the lane and we were picked up there due to mobility issues. We had a few niggles which were sorted quickly between John and Andy by telephone. John was very helpful throughout the week when needed to be, would give him 10/10. The bottle of wine was also a lovely gesture. We would all stay here again, all being well. Thankyou John. Elaine, Andy & Joan
Just to add to my review, we went across the river on the ferry at Reedham for a ride out to Beccles. It was great for the very short time on it, never been across on the ferry before. Saved driving all the way round to Beccles. Think it costs £7.50 return for the car and 3 of us.

If you are attempting to fish you will need a heavy duty method feeder and rod as the river is tidal and is very fast flowing . Parking car was a bit of a nuisance but only because my wife has COPD and the 300 metre walk was difficult for her . The cottage was clean and tidy and if you cook like we do had everything you would need re saucepans, frying pans etc . There isn’t anything bad you could say about the cottage and John who looks after the cottage is always in touch to make sure you’re happy. 10:10.

We had a wonderful fortnight at Comorant cottage. Great weather too. We had everything we needed. Fishing was, as previously mentioned, very challenging due to very strong currents but we manage to catch a few bream, rudd, hybrid, eels, crabs and small sea bass. We caught best when the tide was coming in and with worms.
The cottage was clean, a bit dated furniture wise, but had all modern devices such as Alexa, smart tv, usb chargers as well as dishwasher. Very well equipped. We did think the tv in the downstairs bedroom would have been better used if it was in the conservatory.
We had fish and chips from the local chippy and used the village shop a few times. We had sandwiches from the cafe near the post office, was expensive but delicious.
We saw the seal, owls bird of prey, deers, ducks and swans. We loved watching the boats and trains go by and waiting for the bridge to open to let bigger boats through. The broads is a different way of life. So laid back and relaxing. We all came home thoroughly refreshed.

Had a lovely week in this gem of a cottage. Very clean and cosy with fantastic views over the marshes from the living room. Saw some great wildlife including a seal making its way upriver ! The fishing is challenging given the tides but with the correct tackle also rewarding including hybrids , eels and my first two sea bass! I would recommend the pub at the end of the lane. Looking forward to returning

We have just spent a relaxing week at Cormorant Cottage. The weather was kind to us - excepting for our last day - and we were able to have two enjoyable day-boat trips (one from Wroxham and one from Brundall) We also went to Great Yarmouth and relived the memories of Sunday pop concerts in the 1960s on the Brittannia Pier. Sadly my husband did not bring the correct fishing tackle as the flow of the river was far too fast for him and we only caught one fish during the whole week. However, he did spend many happy hours trying! The cottage was comfortable and very well equipped and we enjoyed ourselves.

A lovely upside down cottage, a little dated but very well equipped, dishwasher and large fridge/freezer. Kitchen is small but again well equipped, anything we needed during our stay we found. The conservatory is a lovely place to sit and chill/watch the wildlife. The fishing was challenging due to the tides but we did catch some sea bass. Lovely and peaceful apart from when the train goes over the bridge. A lovely gesture from the owner was the bottle of wine left in the kitchen for us on our arrival.

Stayed at Cormorant cottage w/c 16th July and I must start by saying how great the communication was with the owner and how helpful he was . The cottage was spotlessly clean and there was a complimentary bottle of wine, many thanks. If you are looking for a peaceful break but still in easy reach of Great Yarmouth Cromer etc this will be ideal. The local area is great we used both pubs and can highly recommend the food in both . The fishing on the river was fantastic even though it’s very tidal ( caught several sea bass up to 3lb ) best time I found was on dropping tide and let your maggot feeder pull round to neighbours boat. Watching the wildlife from a peaceful garden was just perfect and we were even treated to a seal visit on the river one evening.
Cormorant cottage has everything you could ask for Wi-Fi etc and I recommend if you’re reading this stop searching and just book the cottage so you don’t miss out. Thanks for letting us stay in your wonderful property. ⭐️⭐️⭐️⭐️⭐️

What a lovely time we had at Cormorant Cottage. It was nice and quiet with no noticeable traffic noise just a train every now and then , nice to watch the bridge open and close. The cottage had everything you could think of in it, so much so we had a competition to think of something not included . (Right down to some free Covid test kits). Watching the nature from the Decking whilst fishing was brilliant with Buzzards, Marsh Harrier's, Owls and even some Bats in the evening. The two pubs in the village within walking distance for us were lovely the Lord Nelson being our favourite. I thought not being able to park outside the property would be a problem but in fact it wasn't . We even had an Indian takeaway delivered to the pub from Acle Spice while we had a drink or two,walked back to cottage and it was still hot. Thanks again for the complimentary wine on arrival and for the information provided. I would 100% recommend this cottage.
The house is brilliant. I had a very enjoyable holiday and a tip for any fishermen, maggot feeder, size 14 hook and four (4) maggots, they do not look at anything else.

The cottage, once unpacked, is a joy to relax in. Whether you be melting into the sofa in the conservatory whilst watching the world float past on the river or upstairs glued to the binoculars as the buzzards glide their way upwards you will love the place.
Pub down the lane does great value food and as a base for exploring it’s only a short hop from either Great Yarmouth or Wrexham (aka Roy’s).
You can’t park in front of the house, but this wasn’t an issue, getting those extra few steps in from the parking near the pub was needed after food/drink anyway.
All in all, a very well appointed, decent 9/10 from us.
If you want a peaceful location where you can sit and watch boats, trains and wildlife this is the place for you. Cormorant Cottage is spacious & well equipped with a large deck area, conservatory and upstairs sitting room so you can relax and take in the view in all weathers. If on the other hand you want walking and other activities it is very well located being no more than 20 minutes by car from Potter Heigham, Wroxham and the main Broads or 30 minutes from Norwich or Great Yarmouth.
The neighbours were charming and very welcoming and Reedham is a pretty village.
Places I would particularly recommend to visit would be - Blickling Hall, East Ruston Old Vicarage Garden ( a bit pricey at £11.50 but worth it) a boat trip on Hickling Brosd from the visitors centre, I had a trip and saw a huge selection of birds including Cranes, Marsh Harriers & Avocet, our guide John was so knowledgeable and interesting to talk to. All in all good accommodation in a lovely location and you can decide whether you want a complete chill out and relax holiday or an active one. I would stay here again
We had a really wonderful week at Cormorant Cottage, which suited our needs perfectly. We needed a place we could work from - the wifi connection was good and reliable, which was critical for us, including establishing VPN connections. The information provided before we arrived, and the genuine helpfulness of the owners was amazing - they really made us very welcome and clearly cared about making sure we had everything we needed.
The unique position of Reedham, which is a lovely small quiet village, enabled us to take the train (20 minutes walk from the cottage) to Norwich AND Gt Yarmouth AND Lowestoft which gave us plenty of cycling and walking in different areas of the Broads. We also used the car to paddleboard up the Ant from Ludham Bridge to Barton Broad, which was a great adventure, although I got told off by the Broads Ranger for paddling on the wrong side of the Broad!
The birdwatching was spectacular - on our last day we saw a Bittern which was something I did not expect as they are so rare. We also saw Marsh Harriers, Great Egrets and countless other birds, and got fleeting glimpses of several Barn Owles too, including one flying right opposite Cormorant Cottage just the other side of the Broad. For birdwatchers the RSPB reserve which was a 45 minute cycle ride from the cottage
Just finishing a wonderful week at Cormorant Cottage. It's lovely & peaceful here so makes for a relaxing break. I have enjoyed trying to catch fish from the garden ( had a fair few including some Eel's). The Cottage has everything you need, wi fi , appliances TV etc & the cottage is much bigger than expected & a real home from home with wonderful views across the reeds. Saw many Marsh Harriers ! We have been to Beccles Lido,44 minutes away, fantastic. Had a Picnic boat from Wroxham for the day to explore the broads 30 minutes away, been to Cromer beach(50 mins) , or just chilled at the Cottage, lovely.Attentive host more than ready to answer any questions etc John has been wonderful.The Ship Inn at the end of the lane is excellent , where great food and a friendly atmosphere is provided by the new owners and staff!, recommended .
Much needed break, deferred from last year, because of the pandemic rules. We had a lovely relaxing time. The cottage is well equipped, clean and ideally placed for touring the area or just to stay on site fishing, dining and winding down. Riverside pub offering meals nearby and a local fish and chip take away and local store. We would highly recommend it.
This was our first visit to this lovely cottage, and it certainly won't be our last. The cottage is situated in peaceful surroundings, with some amazing views. In a lovely village with all the amenities, you could need within walking distance. The cottage itself is extremely clean and has everything you could possibly need including free wi-fi, which is great in this day and age. Would definitely recommend this cottage to everyone.
This is our fourth holiday at the cottage, and we've already booked for August 2021! No better place to relax and enjoy a peaceful riverside holiday. The cottage is a real 'home from home', stocked with everything we could possibly need. We love Norfolk and love Cormorant Cottage even more! Judith, August 2020.

19th-27th April 2019 - A wonderful location for our first holiday on the Norfolk Broads. We made the most of the river as we had a 2 man canoe, we kept by the Ferry, locked to a post and went up and won the river with the tides.
The cottage was a delight, watching the birds and the trains. Visited Cromer, Horning, Stokesby and asat on a bench at Ranworth nature reserve in the late afernoon sun watching GreatCrested Grebe, duck, geese all doing their thing with many sound effects. Lunch at Horning in The Galley was good as was dinner at the Ferry Boat Inn - big portions and very tasty - 35 mins walk from here.

Our family had a wonderful break over the October half term at Cormorant Cottage. The cottage and the views were amazing. Great place for family days out, walking, fishing and just watching the boats go by. We will definitely be going back.
My partner and I along with my parents stayed here and we had a fantastic week. The cottage is spacious and very well equipped with everything you need for a pleasant holiday. It's a great location for walking and cycling with a few nice pubs nearby and even a local brewery! My partner and dad enjoyed many hours fishing at the end of the garden while the ladies tended to the BBQ.
It's a great place to relax but if you're feeling more adventurous like we were you can hire a boat or kayaks to travel along the many rivers or have a walk to Britain's remotest railway station at Berney Arms.
Overall we loved our stay and will definitely be returning.

We've had a lovely relaxing week despite storm Dennis! THe weather unfortunately put a stop to the fishing, so we went out and about instead. Boat trip at Wroxham, shopping in Norwich, visit to Lathams in Potter Heigham and fish pei in the Harbour Inn in Southwold. All highly recommended.
